2013

First day of a new year, spent most of the day on traveling. From Johor --> KL (bus),  TBS -->KL Sentral (KLIA express) --> LRT last station. Our journey started from 10am and finally reached our final destination about 4pm+.

A dear friend's wedding brought me to Johor, my first time visiting this state after staying so many years in West Msia. We went to JPO, Jusco Bkt Indah, Black Ball for afternn tea, and celebrating our new year eve at K Monster Bkt Indah.

What a memorable new yr eve dinner at K Monster! The worse service ever! Our food were served one hour after our order, and all of it were cold! so unpalatable and unacceptable! Worst still, the chicken chop, fish chop, spaghetti  are served in the same sauce! yucks! It's definitely a highly-NOT-recommended place for singing session in Johor.

Second & third day of the year were spent shopping in KL. Walked a 10 thousands steps in these 2 days. Spent a hefty RM200+ in clothes just these 2 days! Have never been a shopaholic or spend so much on clothes. This is the first time ever i've spent so much at once for some clothes! My goodness! Anyway, nice clothes & i'm loving it! Yay :)

It has been a good start, feeling good for the brand new year but it didnt last long. Undesirable things start lurking around....

Coming down with flu, sore throat right after my holidays. Not a big deal anyway. Went to badminton session as usual and happily chatting about safety issues around my area with one of my colleagues. Talked about snatch theft, car stealing, smashed windows etc. It never occurred to me that the very next day i would spend the whole day in Perodua service centre, for my car window was smashed by some too-free-nthg-to-do scum of the society. Nothing was stolen as there was really nothing valuable and most luckily, it didnt rain the night before! My car would have been flooded if there was a heavy downpour! Would have cried my heart out if that's the case!

It was so cold in the service centre & my flu was getting worse. A boring day spent sleeping like a child on the waiting couch til 5pm & Spent RM209 for the window. A brand new year with a brand new untinted window. great!

Flu & headache only got worse as each day passed by.  Feeling sick & tired of all those nagging & scoldings and only came home to find an unable-to-function computer welcoming me home. What a day! CPU was admitted to ICU. Lucky & thankful that all my doc was able to be retrieved. A brand new year with a newly formatted computer. Not bad huh?

Next. My encounter with big spider. It was the most OMG & another unexpectable thing for this new year! The name spider is scary, the picture of it is enough to scare me away, what's more to say,  a big one! It came out of nowhere & appeared right in front of my eyes! It was so OMG scary. Dont know where it was hidden now but that's enough to steer me away from stepping into the kitchen for few days!

Well, a friend said, it was all luck. A good luck. How many of us actually got visited by a big spider? Haha..

Yup, good luck is it for this new year. My luck is bouncing back. I'm bouncing haha!

New Year

The year is coming to an end. It was my last working day this year. Spending the last working day in warehouse, just like the last year. It was an enjoyable day last year. This time? It was just ok.

Whatever it is, i'm glad i took a leave for almost a week the following week. It's good to have a break, to leave everything behind before a brand new start.

Bringing forward my wish list, hoping for a great new year ahead and wondering what lies in front for me..if only i could tell the future...i wonder..

Time flies

It is a lucky day for the new girl. There was no noise pollution for the whole day. No scoldings, no loud booming voices every now and then. Many are on leave as well. Peaceful day.

Memories of my first working day came flashing back as i talked to my new partner. A sweet young girl, almost the same height and weight as i am. Well, thinner, thinner than the already so underweight me. A nice person to chat with. As we chatted along, i couldnt help but keep thinking what is her first impression of this company, the boss, will she turn out to like this company in the  near future, what is her opinion of this and that after couples of weeks...

It was 13th June, Monday, when i first entered this company. I was full of anticipation, excitement, passion and positive spirit when i came in for the first-day-at-work.

My manager brought me to my seat, and started to nag why my place isnt ready for me, with paper bags on the table,no computer prepared for me etc..

Wearing a one-peace grey colour dress, which used to be her favourite dress, my partner smiled warmly while she greeted me. She then passed all the notes that she has for me to read as my boss was too busy to attend to me. We started off with the few typical get-to-know-each-other questions and never did we expect that we are just staying across the road from each other! what a coincidence!
We were so happily saying that we can car pool and save money but ironically, we  never did so til the next year when the parking fees increased. ha!

It was just early 9am in the morning. I sat there looking around, at the colleagues surrounding me, not knowing what to do besides reading those notes. Everyone was so busy, some are so focused on their computer, some busy on the phone, some walked around, carrying things..There were quite a lot of people there, voices loud and soft, low and high, noises here and there, a very different environment compared to my previous company. Then there was this women shouting at the HR, scoldings, anger heating up. There was this noisy printing machine with the 'eek eek eek..' sound every time the SOP team print the invoices or the sort. And then i saw my partner standing there, being scolded by the boss. Wow..what a scene on the first day. It was a totally different environment from where i have been and i wondered is it just that day, or it's how it will be like the following days to come.

''what do you think of this company?" asked my partner during our lunch. Well, not knowing if she loves this company, i was trying to be neutral, saying that it was just a bit weird, very different from my previous company that i still need time to adapt.

"weird? you stil used such a mild word as weird? It was totally like a market! It was ......" Exclaimed my partner as she go ahead to tell us how she feel of the company and others. I couldnt recall exactly what she said next, but it was obvious that she didnt like the company. So do i, on the first day. However, i still wanted to keep neutral and give it a few more days before i make my judgement of the company.

As i drove home on my first Friday with this company, tears rolled in my eyes. It was totally out of my expectation. All the excitement was gone. It wasnt what i  wanted it to be. Fri was supposed to be a happy day but my heart was screaming. The first week, we could just get scolded or nagged for more than an hour, going home around 7pm everyday. what's going on here? what's wrong with everything?

This new girl is lucky on her first day. The office was actually quite most of the time. At 5.30pm, i asked her to go home as there wasnt anything for her to do on the first day. Tomorrow, it's a holiday. The days that follow, i'm sure it will be a smooth one. Guess that her first week will be a smooth one, and that will make her stay, longer than anyone would have guessed.

It's the end of the year. It's the raining season. It's the I'm-loving-it nice weather for sleeping. Nevertheless, it does bring inconvenience for those who are outdoor. 

It's been raining cats & dogs every single day recently. Yesterday, the sun has unexpectedly out beat the rain. As i arrived the badminton court, I was thinking what a lucky day it didnt rain today & it doesnt look like it's gonna rain too. Compared to the previous week, the rain was real heavy that we just kept playing, buying time waiting for it to subside and there was only one umbrella among all of us there.

Well, it did rain, heavily, in the midst of the game. I kept looking at my watch at 8 something, hoping the rain will subside even when i know it basically wouldnt stop for the whole night. Nobody make a move as the sky was still shedding much tears and none of us brought an umbrella!

By 9pm, i couldnt wait any longer. I ran to my car under the rain and took the umbrella in my car for my colleague. The rain has actually subsided a little. No matter how heavy is the rain, I will still do the same thing. I'm not afraid of falling sick because of the rain, my friend. I wouldnt fall sick because of that, but my stomach will, if i still couldnt feed it. Absurd but true :D

Finally got myself Nicholas Sparks' book. My very first Nicholas Sparks' book --> The Best of Me

Cant believe this author is introduced by my bro, the bro who didnt read books. Yeah he didnt read, but he watch.

Most of his stories are being made into movies. His very famous A Walk To Remember, The Notebook, are highly recommended by my bro & i fell in love with his unique stories after this 2 movies. 

I've watched most of his movies (Night in Rodante, Message in the Bottle, The Last Song, etc) and was wondering does reading his books give the same feeling & effect as those being made into movies. So here i am, got myself his latest book from the recent book fest.

My most anticipated story book of the year! : )

It's been a while...

Almost forgotten bout my blog here.. it's been more than half a year since i last wrote something.. A proof of my laziness huh!

Blogger has a new look. All the designs, layout has changed. It's a more upgraded and more convenient layout. Things change within this half a year, making me wonder what have I done all this while? Even blogger have changed for better but me? I'm still here, nothing much has changed (oh yeah, except my new smart phone hehe)

Singapore Again!

After 1 year, went to Singapore again.
This time, Marina Bay & Sand Skypark is a must.. Missed it last year.. this year luckily stil manage to get there

It takes us a long time to walk from esplanade to reach there..dont know how many km we've walked to reach the skypark.

That night was also the launching of LV's floating boutique store at Marina Bay Sand.

The ticket cost us $20 to view singapore's night scene. However, too bad it's already 8pm+, the garden part was closed, only part of the viewing deck is opened. The view from the skypark is awesome..

moving .. i'm gonna miss setapak

This is going to be the last few days i stay in 'starbuck'. Gonna leave the place that i stayed in for ~6yrs. feeling heavy-hearted to leave this place. A place of convenience, a place full of memories with my friends here.

I used to say i'll never moved away from setapak. love this place a lot. you can never find another place like setapak where it is very convenient for public transport or shops. You just need to step out of the house to the bus stop and there'll be buses there to bring you to monorail or lrt station. You can just hop in any buses that come along. There are rapid KL, metro bus & bus Len Seng and you dont have to wait for 1/2 -1 hour for a bus like in some other areas. You can get to sg wang, timesquare, pavillion, low yat, KL sentral, KLCC and even midvalley easily.

As for the shops here, you can get any shops you want, you name it, we have it all here. We have cafe/fast food outlets (KFC,pizza, kenny rogers), 7-11, grocery shops, stationery shops, watson/individual pharmacies, clinic, dental, chinese physician, barber, gold/jewellery shop, even pawn shop, bakery, banks such as BSN, public bank, RHB, maybank, hongleong, ambank; watches shop, key selling/duplication, phone shops, celcom, tuition centre, photo shops, electrical appliances / furniture shop......

I'm already missing this place & starting to wonder do i really have to move? Is subang really that far away to travel everyday? imagining the traffic jam...sigh..

it's time to let go huh...sometimes we just have to let go of something and move on..though it's saddening..

Acceptance Letter
A letter from the applicant indicating his willingness to accept the loan after the loan is approved by the banking institution.

Appreciation
An increase in the value of a property due to changes in market conditions, or for other reasons. The opposite of depreciation.

Balloon (payment) mortgage
Usually a short-term fixed-rate loan which involves small payments for a certain period of time, and one large payment for the remaining amount of the principal at a time specified in the contract.

Base Lending Rate (BLR)
A minimum interest rate calculated by financial institutions based on a formula which takes into account the institutions’ cost of funds and other administrative costs.

Breach
A violation of any legal obligation.

Certificate of Statutory Completion (CSC)
The Commissioner of Building Control will issue the Certificate of Statutory Completion to a building project when it is completed. Disbursement Fees

Endowment Mortgage
Type of mortgage where monthly payments are made into a endowment (life assurance) policy. The loan is paid off in one lump sum at the end of the loan period.

Fixed-Rated Mortgage
A mortgage on which the interest rate is set for the term of the loan, regardless of future interest rate fluctuations. This makes payments precisely predictable, but it is not always the cheapest alternative.

Flat Rate
A term used to describe interest that is charged as a fixed percentage of the loan amount
throughout the tenure of the loan. The flat repayment amount is usually determined before the commencement of the repayment programme. For example, interest charged on a RM10,000 loan at a flat rate of 10% per annum is RM1,000 annually until the loan is fully settled.

Floating Rate Loan
A term used to describe a loan, where the interest charged fluctuates due to the rise and fall of a certain indicator such as the Base Lending Rate.

Freehold
Absolute ownership of property and land.

Graduated Payment
A scheme that allows the borrower the flexibility to pay a lower installment sum at the beginning of the loan tenure before progressing onto a higher installment sum as the borrower’s purchasing power improves.

Gross Monthly Household Income
The sum of gross monthly pay of all working family members before deducting income tax, Sosco, EPF, loan installment or other deductions plus any additional income from overtime, commissions and other sources.

Lease
Document in which the owner of a freehold property lets out their premises to a named party at a certain price and for a specified time.

Leasehold
The ownership of a lease.

Loan Tenure
Number of years taken to fully repay the loan principal and interest as agreed under a specific repayment programme.

Margin of Financing
The loan amount granted by the financial institution, expressed as a percentage of the value of property pledged to secure the loan.

Maturity
The date on which the principal balance of a loan is due and payable

Mortgage
A long term loan to fund the buying of a property.

Mortgage Term
Period over which mortgage is to be repaid.

Mortgage Over Finance (MOF)
A percentage figure indicating the size of the housing loan on a property in relation to its value. Thus, a house worth RM500 000 with a mortgage of RM400 000 would have a MOF of 80%. Most banks and financial institutions have better housing loan deals for MOF 80% and below. The maximum MOF that lenders can legally go to in Malaysia is 90%- 100%.

Mortgage Reducing Term Assurance (MRTA)
A term insurance which reduces over the tenure of the loan. This form of insurance is used to provide cover for the outstanding loan amount, in the event of death or total permanent disability of the insured. MRTA is normally calculated to meet the outstanding loan amount.

Sale and Purchase Agreement
A written contract signed between the buyer and seller stating amongst others, the terms and conditions under which a property will be sold.

Stamp Duty
A government tax.

Term Loan
A loan which is repaid through regular periodic payments, usually over a period of time, for example 10 years.

Title
A legal document establishing the right of ownership on a property.
